About the Zoning Officer

 

Simply put, Zoning involves the rules regulating land use.  Zoning governs all improvements on property lots, and the relationship between the structural improvements on those lots and the size and configuration of the land.  Zoning rules also govern the kinds of uses – residential, commercial, industrial - permitted in certain areas. 

The Township's Zoning Officer is responsible for administering and enforcing Zoning Ordinances under the Township Code, Chapter 271-274 – Zoning and Land Use Regulations.  The Zoning Officer has overall responsibility for the administrative oversight of all applications for land development and zoning permits including:

  • Reviewing all plot plans, subdivision layouts, surveys, site plans and building plans of new structures and additions for compliance with land use regulations
  • Reviewing proposed projects for compliance with Municipal Land Use Law and consult with the applicants, their professionals and township board members and professionals regarding all development within the township
  • Enforcement of Township zoning laws through the Zoning Officer and Code Enforcement Officer

    Property Maintenance inspectors also have authority to enforce zoning laws.

  • Tenant Fit-Ups

How to Receive Zoning Approval

 

If you are looking to conduct any work listed above (Residential or Commercial), your project must be approved by the zoning officer.  For all residential work, or improvements to any land or structure, no construction permit shall issue without approval by the Zoning Officer must complete a Zoning Permit Application .

Zoning Fees  

Payments must be included with your Zoning Application. The fee for a permit is $50.

New Businesses  

All businesses, prior to operating a business within the Township of Maplewood,  are required to obtain a Zoning Use Approval.
